Gardens
Each cottage has generous private gardens including a paved seating area. Gardens are bordered with traditional fences and Cornish hedges.

Parking
There will be two private allocated parking spaces per cottage. Parking is situated at the entrance of the hamlet, in order to keep internal traffic to a minimum. Cottages can, however, be approached with vehicles for loading and unloading.

Heating
Heating is provided by a full central heating system complemented by wood burning stoves and/or open fires. There are high standards of insulation throughout.

Kitchens
Kitchens are individually designed and include stainless steel ovens, extractors & hobs, integrated dishwashers and stainless steel sinks with mixer taps. A choice of kitchen finishes is normally available.

Wall finishes
Wall finishes are a combination of plaster and exposed granite.

Bathrooms
Bathrooms are fitted with classic white Roca bathroom ceramics and quality mixer taps. Bathrooms also feature chrome towel heaters.

Floors
Floors are covered with natural stone or slate on the ground floor. Upstairs, traditionally crafted floor boards are supported by exposed timber beams beneath.

Joinery
Traditional joinery includes hand crafted plank doors with Suffolk latches. Windows are hand-made pressure treated timber with double glazing.

Roof
Roofs are traditional natural blue or green slate.

Design

The importance of the buildings that form the hamlet lies in both their antiquity and the specific contribution that they make to the landscape.

The restoration program for each individual cottage has been tailored by the renowned Cornish Architects Arco Studios Ltd to reflect its unique history and place within the hamlet. The carefully restored granite buildings will nestle into private gardens set behind newly created Cornish hedges rich with wildlife and plants.

Traditional craft skills will be employed complemented with modern techniques to provide a warm and secure environment. Each cottage will have a natural slate roof, hand-made double glazed windows and doors, full central heating complemented with wood burning stoves and a mix of traditional natural stone and wood finishes.

The site will be uncluttered by cars and pedestrian friendly thanks to a collective parking area linked by footpaths running to the individual cottages.
